Lots of showings and no offers?

At a recent Real Estate Conference, a home-seller asked me,  "why am I getting lots of showings and no offers?" It was and is a great Real estate question. Let’s take a look.

One of the most important jobs for a Realtor is, effective, dynamic marketing. The goal being to generate compelling interest among potential buyers locally, nationally and internationally. National and International marketing is especially important in Scottsdale and neighboring communities of Arcadia, Paradise Valley, and Biltmore. Scottsdale is one of the top real estate destinations in the world for home buyers. Nowhere is it more important to have a broker with international presence than in Scottsdale.  Effective marketing from an International Real estate Agency and excellent marketing from your listing agent will drive qualified buyers into your home. An excellent Realtor will have also #1. featured your home on his/her office tour #2.on the multi-agency broker tour and #3.completed numerous open houses. Provided your Realtor has done a great job with ALL the above boxes checked above; You ask, “ why am I getting lots of showings but no offers???”

Assuming a reasonable time as gone by,  the answer is very simple.   Your home is priced too high for the market. Lots of showings and no offers means one thing; buyers are viewing your home because of effective marketing but purchasing other homes that are perceived to be, equal to or nicer than yours at a lower price. I know, I know your home is amazing and worth every penny of the list price. However, the buyers viewing it are not appreciating it as much as you do... Therefore they are buying other homes on the market. You as a seller have a choice; #1 holds your price and waits for a buyer that appreciates your home as much as you do or #2 adjust the price to what other relevant homes are selling for.  Don’t be fooled into thinking another Realtor is going to “sell” your home. Realtors do not “sell” homes. Realtors market homes. In 93% percent of the cases, your agent will never engage the buyers for any significant amount of time to “sell” the home. What creates a 'home sale' is four critical components #1. A beautifully presented home  #2. A Properly priced home   #3.  Excellent Marketing  #4  A home that meets the buyer criteria. ONLY If you are NOT getting showings should a reevaluation of a continued relationship with the real estate agent be in order. Sadly I have seen some talented agents doing a terrific job not have their listing agreement renewed.   Another real estate agent is then hired, the priced is lowered and whhaaalaaah sale !!! Hugs and kisses for the 'genius' new agent.  In FACT, the sale was simply a result of the home being properly priced. Lots of showings and no offers typically means the agents doing a good job but home is over -priced. No or few showings, typically means marketing is lacking or the home is priced 20% or more above market value.
