Our first home selling tip is one that most sellers completely over-look and most Realtors do not even consider or place enough emphasis on; Home selling tip #1 is - plenty of natural light. A home interior that is open to the outdoors and lets in plenty of natural light improves your mood—and yes, resale value. Most buyers will pay close attention to how much natural light enters a home. Natural Light can be a key buy/sell feature. I recently had a listing that was on the market with another Realtor for over a year; the seller frustrated called me in to sell the home. Along with other steps to increase the value of the marketing program and sell ability of the home. I kindly asked the seller to remove the darkening tint on the windows. Although the home had lots of windows, the home read “darker”. The owners were insistent, “ it would not be worth the cost to remove the window tint and the sellers felt buyers would like the fact their energy bill would be less with the darker rooms”.
A happy client is always my goal, so I offered to pay to have the window tint removed , The clients quickly agreed and we sold the home within 45 days at near full ask. Bright homes always sell faster and for more money than similar darker homes ! , plus light is proven to improve mood. Nice !!
